What counts, and what doesn’t

An improvement adds to the home’s value, makes it last longer or adapts it to a new use. A repair keeps it in good condition. Only improvements raise your basis, unless the repairs were part of an extensive remodel, when the whole job counts.

When it matters

Most sellers owe nothing. A married couple keeps up to $500,000 of gain tax-free and a single seller $250,000, once they have owned and lived in the home two of the last five years. That limit was set in 1997 and has never moved, so a long stay in a rising market can cross it, and then every dollar on record is a dollar of gain that isn’t taxed.

Reimburse shows the price where tax would start for you, and every receipt you keep moves it up by what it cost.

You sell on your own
A single seller, or a surviving spouse more than two years on, keeps $250,000 tax-free, half of what a married couple does.
You sell within two years
Only part of the gain can be tax-free, and only after a move for work, health or something you couldn’t foresee.
It becomes a rental
Depreciation starts from this basis, and the years it is rented can count against the exclusion when it sells.
You deduct a home office
On the actual method the office depreciates, and that part of the gain is taxed at sale whatever the exclusion.

What is cost basis?

What the home cost you for tax: the price, some of what you paid at closing, and every improvement since, less any energy credits taken for them. The gain when you sell is the price less selling costs, less the basis.

Do I need this if I’ll never owe tax?

Maybe not, and Reimburse says so: if your gain stays under the tax-free amount, the receipts change nothing. People keep them because nobody knows the price in twenty years, a spouse may sell alone, or the home may become a rental.

Can my contractor send invoices straight to it?

Yes. Give them the address. Each message shows who sent it, and anything that can’t be read waits for you to say what it is.

Can Gmail forward to it automatically?

Yes. Gmail sends a confirmation message to the address first; it appears on your home’s record with the email’s text, so you can open the link inside it.

What about repairs?

They are kept, marked as repairs and not added. If they were part of a bigger remodel, mark them so and they count.

What does it cost?

Nothing. No trial and no card.
